The Heaviest Moving Part of Your House Should Never Be the Least Maintained
Overview
This page covers residential garage door work across Dallas-Fort Worth: repair, spring replacement, opener service, and new door installation. Professional Garage Concepts has done that work out of North Texas since 2001, and the 532 Google reviews averaging 4.8 stars come from homeowners in Keller, Grand Prairie, Southlake, Arlington, Fort Worth and the cities around them.
A double garage door with its hardware weighs 250 to 400 pounds. Most families run it 1,400 to 1,600 times a year, which means every part on it is on a cycle clock. Springs, rollers, cables, hinges and opener gears all wear out on schedule, and North Texas heat moves that schedule forward.
If something is broken right now, call (817) 381-6173. We run 24/7 emergency service. If you are shopping for a new door, drive to the Keller or Grand Prairie showroom and stand in front of one before you spend $4,500 on a photograph.
Start Here: Match the Symptom to the Service
Four problems account for most residential calls we take in DFW. Find yours below and go straight to the page that covers it. If you are not sure, call and describe the noise. Our dispatcher has heard all of them.
- Loud bang from the garage, then the door will not lift: a torsion spring broke. Do not try to open it with the opener. See garage door spring repair.
- Door opens partway, reverses, or runs crooked in the tracks: usually rollers, cables, or a bent track. See garage door repair.
- Door is fine but the opener grinds, drops, or ignores the remote: opener gear, logic board, or safety sensor. See garage door openers.
- Door works but looks 20 years old, is dented from hail, or lets 120F air into the garage: you are shopping for a new door. See garage door installation.
- You want the door, the floor, the cabinets and the gate done by one crew: see complete garage transformation.
Why DFW Homeowners Hire Us Instead of a Franchise Truck
We are an independent DFW contractor, not a national brand licensing a van. That shows up in three places: who answers the phone, who shows up, and where you can go see the product.
Professional Garage Concepts has operated in Dallas-Fort Worth since 2001. Our technicians are certified through the International Door Association, the trade body that writes the training standard for this industry. We hold a BBB A+ rating and we are licensed, bonded and insured. On the commercial side we maintain doors for Herzog and Coca-Cola, which is a fair proxy for whether we show up when we say we will.
The number that matters most to a homeowner is 532 Google reviews at a 4.8 average. That is not a handful of reviews from friends. It is nearly two decades of North Texas garages.
- 532 Google reviews, 4.8 star average
- Operating in DFW since 2001
- IDA certified technicians
- BBB A+ rated, licensed, bonded and insured
- 24/7 emergency service for broken springs and doors stuck open
- Two physical showrooms: Keller and Grand Prairie
Repair It or Replace It: How We Decide
Most doors are worth repairing. A broken spring on an otherwise sound 12-year-old steel door is a $200 to $550 fix on a door that will run another decade. Replacing that door instead would cost $3,500 to $6,000 for no functional gain.
We recommend replacement when the door itself is the problem rather than the hardware. Rust perforation at the bottom section, split or delaminated panels, hail damage across multiple sections, a single-layer uninsulated door on a garage you actually use, or a door old enough that its sections are no longer manufactured. A rough rule: if the repair quote passes about a third of a new door installed, and the door is past 15 years, put the money into the door.
We will tell you which one you are looking at on the service call, in writing, with both numbers. We are not paid on replacement volume.
- Repair: broken spring, frayed cable, worn rollers, bent track, off-balance door, opener failure
- Replace: rusted or split sections, multi-panel hail damage, obsolete parts, no insulation on a used garage
- Either way you get both numbers before anyone starts work
What North Texas Weather Actually Does to a Garage Door
DFW is hard on garage doors in ways that generic national content never covers. Summer garage interiors regularly run past 120F when the outside air is 105F, because an uninsulated steel door absorbs sun all afternoon and radiates it inward. That heat cooks the grease out of rollers and bearings and it bakes the lubricant off spring coils.
Humidity is the other half. North Texas swings from 15 percent relative humidity in August to saturated air in a May storm front. Steel springs sitting in that cycle corrode microscopically, and corroded steel fatigues faster. A standard 10,000-cycle torsion spring that lasts seven years in a dry climate often gives six here on the same usage.
Then there is hail and wind. A single spring storm can dent every section of a west-facing door. And the expansive Blackland Prairie clay under most of this metroplex moves with moisture, which shifts slabs and framing enough to knock a door out of square. When a door that ran fine for years starts binding in one corner, the opening moved, not the door.
- 120F+ garage air temperatures strip lubricant from rollers, bearings and springs
- Humidity swings accelerate spring corrosion and shorten cycle life
- Hail dents sections and can crack the paint film that protects the steel
- Clay soil movement racks the opening and makes a square door bind
Two Showrooms Instead of a Brochure
Every garage door company ranking in DFW is a truck. The largest franchise in this market sells new doors through an online visualizer because it has nowhere to send you. We have two storefronts.
At 220 N Main Street, Suite A in Keller and at 801 Greenview Dr in Grand Prairie you can see the difference between a 25 gauge and a 24 gauge steel panel by pressing on both. You can hold a cedar sample next to a faux-wood composite panel and decide whether the composite passes at eight feet, which is the only distance that matters from the street. You can look at obscure, seeded and frosted glass under real daylight instead of on a screen.
This matters most on a $6,000 to $12,000 custom door. Nobody should sign for that from a thumbnail.
- Keller showroom: 220 N Main Street, Suite A, Keller, TX 76248
- Grand Prairie showroom: 801 Greenview Dr, Grand Prairie, TX 75050
- Full door sections, hardware, glass and finish samples on the floor
- Bring photos of your house and a rough measurement of the opening
One Contractor for the Whole Garage
Most DFW homeowners who replace a garage door are already unhappy with the rest of the garage. The floor is stained concrete dust, the walls hold plastic shelves, and the door was the loudest complaint.
We install doors, openers, driveway gates and gate operators, floor coatings, decorative and polished concrete, cabinets and slat wall. No other contractor in this market does all of it. That means one crew, one schedule, one point of contact and one warranty conversation instead of four subcontractors blaming each other over a curing floor.
If you are doing the door anyway, ask about sequencing the floor coating during the same window. The door is off the opening, the garage is empty, and prep access is never better than that.
How it works
What Happens When You Call
- STEP 01
Call and describe the symptom
Reach us at (817) 381-6173. Tell the dispatcher what the door did, what it sounded like, and roughly how old it is. That is usually enough to load the right parts on the truck before the tech leaves.
- STEP 02
Scheduled window, not a whole day
We give you an arrival window and call ahead. Emergency calls for a door stuck open or a car trapped inside get moved to the front of the board, day or night.
- STEP 03
Inspection and a written number
The technician balances the door, checks spring cycles remaining, cables, rollers, hinges, track alignment and opener force settings. You get a repair price and, where relevant, a replacement price before any work starts.
- STEP 04
Work completed and door retested
Most repairs finish in the same visit. The tech re-balances the door, resets opener travel and force limits, tests the photo-eye reversal, and runs the full cycle with you watching.

Frequently asked questions
Still stuck? Call (817) 381-6173 and talk to someone who does this every day.
How much does a residential garage door service call cost in Dallas-Fort Worth?
Most residential garage door repairs in Dallas-Fort Worth run $129 to $550 depending on the part, with cable repair at $129 to $349, spring replacement at $200 to $550, and an annual tune-up at $95 to $150. You get a firm written price before any work begins, and emergency service is available 24/7.
How long do garage door springs last in Texas?
A standard torsion spring is rated for about 10,000 cycles, which is roughly seven years of normal use at four cycles a day, and in North Texas heat and humidity swings six years is more typical. High-cycle springs rated at 20,000 cycles or more roughly double that life and are worth the upgrade on a door you run six or more times a day.
Do you offer same-day garage door repair in DFW?
Yes, we run same-day garage door service across Dallas-Fort Worth for broken springs, snapped cables, doors stuck open and cars trapped inside the garage, plus 24/7 emergency response after hours. Call (817) 381-6173 and describe the symptom so the technician arrives with the right parts already on the truck.
Should I repair my garage door or replace it?
Repair the door when the hardware failed and the door itself is sound: broken springs, worn rollers, frayed cables and bent track are all straightforward fixes. Replace the door when the sections themselves are the problem, meaning rust perforation, split or delaminated panels, hail damage across several sections, or parts that are no longer manufactured.
What areas of the Metroplex do you serve?
We serve Dallas-Fort Worth from two showrooms, one in Keller and one in Grand Prairie, covering Fort Worth, Dallas, Arlington, Southlake, Colleyville, Grapevine, Irving, North Richland Hills, Mansfield, Bedford, Euless and the surrounding cities. Call (817) 381-6173 to confirm coverage for your address.
Are you licensed, bonded and insured?
Yes, Professional Garage Concepts is licensed, bonded and insured, holds a BBB A+ rating, and our technicians are certified through the International Door Association, the trade body that writes the training standard for this industry. We have worked in Dallas-Fort Worth since 2001 and carry 532 Google reviews at 4.8 stars.
Is an insulated garage door worth it in North Texas?
Yes for any attached garage, any garage holding a water heater or air handler, and any garage with living space above it, because an insulated door cuts the radiant heat load that pushes DFW garages past 120F in August. Insulation upgrades add $500 to $1,000 for polystyrene and $1,000 or more for polyurethane.
Can I see the actual doors before I buy?
Yes, and you should. Our Keller and Grand Prairie showrooms carry real door sections, hardware, glass and finish samples so you can compare steel gauges, wood species and faux-wood composites in person before ordering. Photographs flatten texture and misrepresent color, which matters most on custom doors in the $6,000 to $12,000 range.
